Uttoxeter: St Modwen homes will be 'in keeping' with the landscape

THE regeneration specialist behind a major homes plan in Uttoxeter said they have done everything they can to ensure they fit the environment.

St Modwen Homes has now submitted a detailed planning application for 58 new homes to be built on land off Bramshall Road, the first phase of the plans for land west of Uttoxeter.

An outline application has previously been approved to create up to 750 houses on the site, with public open space, a new first school, small retail centre, sports and recreational facilities and 10 hectares of employment space.

Robin Smith, technical director at St Modwen Homes, said: "This will be St Modwen Homes' 13th residential development in the UK and our first in Staffordshire.

"We've worked closely with our architects, RG&P, to ensure all the proposed homes are sympathetic to the local area. Inspiration has been taken from nearby farmhouses to ensure the properties reflect the surrounding countryside whilst adding some contemporary touches such as a mix of materials, full height glazing and balconies."

When complete, the proposed development will be split into three distinctive character areas including rural, frontage and suburban.

The spokesman said there will be a mixture of materials used for the exterior of the homes, including render, timber and brick. In keeping with characteristics typical of St Modwen , all the properties will be designed with large windows, particularly the larger detached homes, some of which have full height glazing to the centre of the house. Additionally, each property will have high ceilings, spacious rooms and high quality fixtures and fittings.

Aimed at people on all stages of the ladder, the development will have house types ranging from one bedroom homes to five bedroom detached houses.

Mr Smith said: "As well as the houses, the planning application includes areas of green, open space within the first phase of development, and a play area. We also plan to retain many of the original trees and hedgerows, as well as providing specific habitat corridors to encourage wildlife to flourish. It is our aim to create a sustainable development to enhance the area and be somewhere people are proud to call home."
